Sunshine Empire - Too Good To Be True?

If you have heard of Sunshine Empire, then you would know of the insane returns that they have been projecting. While most of their merchants do acknowledge that these returns are not guaranteed, it does not change the fact that many people who buy into the program are expecting those returns. Many people are unaware of the potential risks of putting their money in a program like Sunshine Empire.

Firstly, the benefit illustration that their merchants are using in their presentations exceed a 100% annualized return, which is around three to five times the performance of top investors like Warren Buffett and Peter Lynch. That alone is enough ground for people to shout ‘too good to be true’. Additionally, their customer rebate program sounds just like a Ponzi scheme, since it basically takes only 10% of membership fees to rebate current members. In short, people who joined later are paying people who joined earlier. In order for a ponzi scheme to sustain, the amount of members need to grow at an exponential speed month after month. That alone is enough reason to drive rational investors away.

However, I recently decided to get a slot in Sunshine Empire and paid for the membership fees and GP fees of $11,800 just today.

Do I think that it’s a wise investment to make?
Not a chance, Sunshine Empire is not even recognised by MAS as an investment vehicle in the first place.

Would I refer anyone to put their money in Sunshine Empire?
Fat hope, why would I refer anybody to something that I do not think is a wise investment.

Why did I put my money in Sunshine Empire then?

  • The desire to grow my money made me blind.
  • While their customer rebate program sounds like a Ponzi scheme, their customer loyalty program does make a bit of sense. If you don’t know what these are, don’t bother to find out, since I do not recommend anyone to put their money in.
  • This amount of money is what I made in investments for the year and I can afford to lose them.

Basically, the last point is the most important point. Never put your money in these type of schemes if you cannot afford to lose them. I sincerely feel that this whole thing is very risky, but I’m willing to take the risks. I don’t know about you, but my advice to anyone would be… stay away unless you are prepared to part with your money forever.

    Same sentiment here…the credibility of the “news” cannot be believed upon. SE can say how good & how impressive they are, at the end of the day, can SE members show us the money in their bank accounts? Actual money flows to their bank accounts or not?

    You mean building 3 towers on the Jalan Tun Razak site? First they changed the location from Jalan Raja Chulan to Jalan Tun Razak. Then the colour scheme was changed from blue to gold. Now change the whole building?

    Your questions have been answered by other people.

    There were mainstream ads by EPV for the Malacca project. Projects were offered to sunshine-empire members from all over the Asia at a discount - they get back GPs, depending on the value of the unit.

    The KL project has been oversubscribed. 100 units offered. Almost 400 buyers. They are now talking about building three towers instead on just one. Read “The Entrepreneur”, which by itself is a very good marketing tool - people get a lot of projects info from it.

    People can still buy GPs in Singapore because there are people who sells epoints. Seller gets cash, buyer gets epoints, and use the epoints to buy GPs.

    I can see SE only sells its projects internally. Okay… see this. Members had already pumped in 5 figure digits worth of money into Phang’s pocket.

    10K+ is no joke… how many people can afford it. And it claims the properties, in Melaka and KL are all brought by SE people. Why did they buy the “property”? For? Residential, rental, or investment?

    If residential, I would take it that only the richer people, especially businessmen who travel to KL very often need a 2nd home there. If investment, I would say the place is very bad, for EVP is a company with zero experience and SE has extremely bad reputation. Even if it is able to be completed is another issue. If for rental, same as for residential, the site is a very bad location, with a very narrow plot. The highway is just few metres away, and the exit slipway going even closer to the site. So, bad location is one. Another thing, very bad design. Almost as if it is done in a hurry. The layout reminds me of typical HDB rental flats. So how are people going to rent/sell them in such a bad location? Okay, if you say sell it using luxury image, then the price of development would shoot up alot. And they do not advertise. So how do they expect to get the income?

    Or are the agents just putting up a show? Why buy units of such an unethical company’s projects in such a bad location? Also take into consideration the costs of the units. Who in their right mind would buy? I mean, you had already pumped in 10K+, would you be willing to pump in more money? And basic logic tells you the more people you reach, the more units you can sell, am I correct?

    If all the “projects” are proven, its okay. Like Buffett has his share of admirers. He is someone truly great, with 50 years of experience in finance world. But someone with the likes of Phang, who has extremely bad track record, and bad reputation, claiming to be better than Buffett, with projects with no proof other than that from SE’s internal sources…. With people still worshipping him? Now this is very scary. One word. Cult.

    One more thing i forgot to mention, in Singapore, unless the company is like LFI; which company allies with Guardian Pharmacy to sell their products in their shops, MLM companies cannot do mainstream advertising in financial, property journals and newspapers… Unless they have local shops that are in conjunction with their company to sell their product, than they can do mainstream advertising in financial, property journals and newspapers…

    Hi all, something to answer post #154 and #156… SE generates income thru the projects that have already taken off overseas like Taiwan’s wireless broadband… It will than take 10% of the overall profit for the month and give it to those with GPs SPs and even those merchants… What Matthew has been trying to say is that he does believe in the company, so u all do not have to ’scold’ him or ask him to wake up his thinking… SE does have prove that CAD freeze their bank account, because CAD did write a letter to SE saying that they will freeze the bank account till further notice… The previous Magic Kingdom that was not successful and had been reported cheating ppl of their money during that time was also the fault of the company’s plan… This time its Magic Kingdom has already started the ground work… The previous one had already passed many many years back, and like i said, not entirely to blame on James Pang… Also to blame the partner that opened that company with him… Our projects have already taken off, like those in Taiwan, but those current ones like Magic Kingdom in Malacca, is still doing their ground works, but HAVE ALREADY STARTED, so how are u all supposed to say that they have not taken off? And for post #160, the answer to the first question is that in Singapore, any MLM company CANNOT do mainstream advertising in financial, property journals and newspapers as this is considered illegal in the eyes of the law… This partly also answers question 2. The rest of the answer to 2 is that the company is trying to be diverse in any other money making opportunities that will help in its monthly turnover… And we do not put our property to let the public buy them as it was only made for its merchants/members of SE… In time to come, we are planning to build for the public… As for number 3, my guess as to why merchants are avoiding questions is either they cant be bothered and want the public to wait for news or they are plain new merchants and do not really noe how to answer these questions as they might not have asked their respective up-lines on how to answer the expected questions of the public if they were ever asked… I hope that this post will help some of u get some answers to the questions that u guys had asked… If there is anything else, and if i have the time, i will gladly answer those other questions for all to see as well… Have a nice week for all!!

    Where DOES Sunset Empire invest the money into to get such high returns? Don’t say property, telecoms crap. These are “under construction”. Whether they are real is yet to be proven.

    What about NOW? Which active project NOW can logically generate such astronomical returns?

    And can anyone answer these age old questions?

    1) Why doesnt SE do mainstream advertising in financial, property journals and newspapers?

    2) Why the internal selling of property? Basic logic says the more people you can reach (advertise!), the more it would sell

    3) Why are agents “merchants” advoiding questions?

    Have you forgotten that, if not for the CAD investigation, James Phang was due to receive the “Outstanding Innovative and Global Entrepreneur Award” , and Mr Ignious Yong of EmCom “The Most Potential Enterprise Award”? And the awarding organisation “Global Business Opportunities” cannot be that gookoo right?

    Significant proportion of the property units of the various projects have received advance payments even before construction begins!

    Read “The Entrepreneur” yourself or ask somebody to interprete it for you!
